Does your property need some TLC but you don’t have the time or the funds to get the work done? We can help get the property up to our standards at no up-front cost to you, we take the repair costs our of the rent payment, spread over the term of the contract.

Well maintained
As landlords we worry about whether our tenants are properly looking after our property, whether that’s day to day things like cleaning and notifying us of faults, or deliberately damaging things. With Linais Investments your property will be professionally cleaned on a regular basis, and any faults are picked up quickly. We even arrange for minor repairs to be completed and pay for them ourselves, including things like annual boiler servicing and electrical testing. We have high standards for our properties, and will refresh the decoration as required during the contract. At the end of the contract you get the property back in as good or better condition than when you handed the property to us.

Long Term Contracts
Our contract with you typically last for 3 years, but can be longer or shorter to suit you, and if you’re interested we will often look to extend the contract long before it ends. This gives you certainty of income for years into the future.

Trouble Free Tenants
It’s every landlords nightmare, a tenant who refuses to pay the rent, damages the property and refuses to leave. They know every trick in the book to avoid an eviction, and it can take months, significant cost and major stress to get them out. That is all behind you, as your contract with us is not a landlord to tenant arrangement, it’s landlord to business. If we were to stop paying or breech any of the clauses in our contract with you you could serve the required notice and take your property back.

Minimal Effort
Once you’ve signed with us and handed over the keys you just sit back and watch the money come in every month. If repairs are needed we’ll either let you know we’ve done them at our cost, or if it’s a bigger repair we’ll let you know as soon as possible, whilst we arrange for quotes on your behalf.
